Please Note: Listed fees are for architectural services only. All projects will incur fees from other consultants, such as Structural Engineering and local authorities for Planning and Building Warrant applications.

Scheme Design (Including feasibility study)

After an initial consultation and a brief is agreed, a measured survey of your property will be undertaken. We will then investigate the different options the layout may take. Once an outline design has been agreed a more detailed scheme design will be completed.

Planning Application

Once a scheme design has been agreed, we will complete all the drawings required and lodge the Planning application(s). We will act as your agent, liaising with the Planning authorities. This process normally takes 6-12 weeks from the date it is lodged.

Building Warrant

On receipt of the required Planning Permission(s), we will produce the drawings and specifications required and lodge a Building Warrant application. This is required to ensure that proposals meet with current Building Regulations on issues such as access, fire safety, ventilation and energy conservation. We will act as your agent liaising with Building Standards. This process currently takes 8-16 weeks from the date it is lodged.

Pre-Construction

Once Planning Permission and Building Warrant Consent are secured, any further drawings and specifications necessary for the purposes of tendering will be completed. We can consult with suppliers such as kitchen and bathroom specialists to finalise a scheme before such items are entered into the specification. We will discuss with the client how they wish to procure the building. Normally a number of contractors are approached and invited to participate in a competitive tender process. Pre-requisite requirements are based on their previous experience and insurance credentials. However if a client has a particular contractor / builder in mind, this may also be accommodated. (Providing they meet the above criteria).

Construction

Should the client wish, we can act as Contract Administrator during the building phase of the project. The Contract Administrator's role is to conduct periodic site inspections and valuations at key points in the construction phase. On appointment, a Construction Schedule will be agreed with the Contractor with a detailed breakdown of procedures and time scales and included in the Construction documents. We will evaluate works completed and validate / reject invoices made by the contractor based on their adherence to the contract drawings and documents. We will also be on-hand to advise on any unexpected occurrences during the construction. A Contractor will be appointed under a relevant JCT/SBCC contract which sets out a construction budget and completion date before the construction phase begins. Many projects also require periodic inspections from Building Standards to ensure that elements such as new structure and drainage comply with the current Building Regulations. We will arrange these inspections and if required, be present for them on site.

Post-Construction

After the construction has to all intents-and-purposes been completed, we will arrange an inspection from Building Standards. During this inspection, works are evaluated against the previously approved Building Warrant Consent documents. If there are inconsistencies on site, these will need to be rectified by the Contractor before Building Standards will consider issuing the required Completion Certificate. (A Completion Certificate formally states that the works meet with Building Standards satisfaction and can also be important in the event of the sale of the property). On the rare occasions that changes to the proposals are made during the construction phase; either due to late client changes or due to unforeseen construction issues; we can produce and lodge an Amendment to Warrant application as required.
